As part of the real estate lecture series by Prof. Dr. Gunnar Gombert at IU International University, we had the pleasure of welcoming Lars Eickhoff, co-founder of DeepImmo, a data-driven PropTech start-up based in Munich.
In his talk, “From Boss to Bot? A Look into the Future of Real Estate”, Lars explored the opportunities and challenges of digital transformation – and took the students on a start-up journey: from idea to viable product.

The Start-up Journey: From Sales to Strategist
Lars outlined the typical stages of a start-up – seed, growth, maturity, and exit – and highlighted how diverse roles are in the early phase: sales, product, support, and marketing all rolled into one. At the core lies sales: website, SEO, ads, trade fairs, emails – many touchpoints are needed to convert leads. Growth is steered by KPIs such as deal flow, revenue per customer, and churn rate.

AI Meets Location Intelligence
DeepImmo has been in the market for five years and pursues a clear mission: to be the platform for smarter real estate decisions. At the center is a key yet often unsystematically answered question – location quality.
By using artificial intelligence, the platform analyzes and visualizes key location factors in a way that allows agents and investors to make well-informed decisions. Example: marketing duration in Munich – data-driven, visualized, interpretable.

Why Focus on Real Estate Agents?
Real estate agents are a deliberate target group. Why? Their greatest lever for success is property acquisition. Often, the first meeting with property owners sets the course – and this is where DeepImmo comes in: the software helps determine realistic price expectations and improves communication. Especially useful as 89% of owners are non-professionals.
