As part of the real estate lecture series by Prof. Dr. Gunnar Gombert at IU International University, Gunnar and his Real Estate Management students were pleased to welcome Max Witte, Head of RIWIS & Applications at bulwiengesa.
His guest lecture focused on recent developments in market transparency, the role of structured data models, and how data is increasingly shaping real estate decision-making.

Data-Driven Market and Location Analysis Across All Asset Classes
A key topic in Max’s presentation was the importance of reliable, consistent market and location data for investors, asset managers, developers, and lenders. Using practical examples, Max demonstrated how geo-referenced time series and structured indicators across asset types – residential, office, retail, logistics, hotel – can be made comparable and analytically robust.
The lecture emphasized the relevance of:
Regional and national market indicators
Socio-economic and demographic context data
Information on space development and rental levels
Growing demand for digital interfaces and interoperability
Such data is becoming increasingly essential in a real estate industry that is evolving toward model-based investment decisions and automated valuation systems.

Transparency as the Foundation for Informed Decisions
Max stressed that transparency is not an end in itself, but a prerequisite for risk assessment, benchmarking, and capital allocation. Especially in today’s dynamic and volatile market environment – driven by interest rate shifts, ESG regulations, and urban transformation – the demand for robust, location-specific and historical data is rising rapidly.
He also addressed the shifting data needs of new market participants, such as PropTechs, family offices, and digital platforms. In this context, the recent acquisition of bulwiengesa by Scout24 was discussed. The integration into a broader digital ecosystem is seen as a strategic move to close gaps in Commercial Real Estate (CRE) data coverage. The message is clear: Access to high-quality real estate data is becoming a key competitive advantage.
